The Home Energy Rating System (HERS) Index is the industry standard measurement for home energy efficiency. It is a nationally recognized, and highly respected, system for investigating and measuring a home’s energy performance.
All homes ranked under the HERS Index are investigated by Home Energy Raters, certified professionals who appraise a home’s energy efficiency, and tag it with a relative performance score. The lower the score, the more energy efficient the home is.
A home that is considered ‘energy efficient’ according to the 2004/2006 International Energy Conservation Code (IECC) has a HERS Index Score of 100. This means homes with lower scores are more energy efficient, while those with higher scores are less efficient. According to the US Department of Energy, a typical home for resale averages a score of 130 on the HERS Index.
